Mold Testing & Remediation

Mold in a property is not a cosmetic concern — it is a structural and health-critical condition that requires a defined, documented protocol. Salem Steamer performs mold remediation in strict accordance with IICRC S520 standards, from the initial testing phase through post-remediation clearance. Every project begins with independent third-party testing to establish the baseline condition and identify the species and concentration of present fungi. Remediation is then conducted under containment to prevent cross-contamination, using source-removal methodology. Work is not considered complete until a final clearance test by a certified industrial hygienist confirms that the space meets or exceeds post-remediation standards.

Our Process

Independent Mold Testing

Air and surface samples are collected by a certified industrial hygienist and submitted to an independent accredited laboratory. Results identify the species present, the spore concentration, and the extent of affected areas — establishing the factual baseline for all subsequent work.

Containment Establishment

Physical containment barriers and negative air pressure are established around the affected area before any material is disturbed. This prevents the redistribution of mold spores to clean zones during the remediation process.

Source Removal & Structural Treatment

Contaminated materials are removed in accordance with IICRC S520 protocols. Structural surfaces are treated with EPA-registered antimicrobials where retention of the substrate is appropriate. All removed material is contained and disposed of per regulatory requirements.

Clearance Testing & Certification

Post-remediation clearance sampling is conducted by an independent industrial hygienist — not by our team. Laboratory results confirming that spore levels meet or exceed clearance standards are provided to the client as a sealed, tamper-proof record.
